Vertical Circulation & Ground Level Adjustments



For this update, I removed the previous massing on the public plaza completely. Adding a grand stairway as an entrance and introducing vertical circulation along the corner of the plaza. A secondary core was also inserted toward the South st. massing. The plaza now larger offers a chance for landscape design and can have a bigger impact on the south st. Seaport neighborhood.

    This has now improved clarity and has gained strength. I like the way you re-interpret the comments and use them to your benefit.

    Polishing a bit furtehr I think one of the stair cores is a bit redundant, the shorter one. It is too close to the ramped access so perhaps there is no need for this.

    I like the site plan as you can see the plaza and building becoming one same integrated body.

    I would, perhaps now, play around a little bit with the public space; is it all at one level or some sunken levels? How does the "public programme" (light grey in your diagrams) relate to this public space?

    Also it would be interesting to see how far you can go with the cantilever at the top part of the building. Forget about the engineering (I can tell you different ways of achieving amazing cantilevers if needed), so go for your gut feeling and check if there's any regulations stopping you flying dramatically over the street or road.

  3. the view from South street is impressive. Great work.
    The tunnel in the opposite facade is lacking some clarity in my opinion. Maybe it's the upper volume that has a conflicting shape that just doesn't match. Maybe if you try to incline it in the other direction (inverted wedge?) the tunnel might gain some strength. I don't know.
    Great effort, good to see you're putting some hard work into it.
